Picking the right materials is where a lot of the magic happens. We've spent years vetting suppliers, testing products, and figuring out what actually works in Toronto's climate.
We're obsessed with reclaimed wood - every beam has a story, plus you're keeping perfectly good material out of the dump. When we need new timber, it's FSC-certified or nothing.
Carbon Negative
Most of the steel we spec contains 90%+ recycled content. It's just as strong, often cheaper, and saves a ridiculous amount of energy compared to virgin steel production.
100% Recyclable
Forget fiberglass - we're using blown-in cellulose (basically recycled newspaper) and mineral wool. Better R-values, no off-gassing, and they actually work in our climate.
Low Embodied Energy
Indoor air quality matters more than people think. All our paints, stains, and sealants are zero or ultra-low VOC. Your lungs will thank you, especially in winter when everything's sealed up tight.
Healthier Air
Windows are basically holes in your thermal envelope, so we don't mess around. Triple-pane, argon-filled, low-E coatings - the whole nine yards. They cost more but pay for themselves in like 7 years.
High Performance
Concrete everywhere is a problem. We use permeable pavers, gravel, and porous concrete that lets rainwater soak back into the ground instead of overwhelming storm sewers.
Stormwater ManagementNatural gas heating is on its way out, whether the industry likes it or not. We've been designing all-electric buildings for years now, and honestly, the technology's finally caught up to where it needs to be.
We're putting solar panels on every south-facing roof we can. Grid-tied systems with net metering mean you're basically running your meter backwards on sunny days.
Air-source or ground-source heat pumps are our go-to now. They're stupidly efficient - moving heat instead of creating it. Even in Toronto winters, modern cold-climate units work great.
Why heat fresh cold water when you can capture heat from shower and sink drains? These systems are weirdly effective and super simple to maintain.
Cisterns for irrigation and toilet flushing. Toronto gets plenty of rain - might as well use it instead of treated municipal water for stuff that doesn't need to be drinkable.
